RENTAL RESERVATION PROCEDURES & CANCELLATION POLICIES


  • How Do I Make a Reservation?

    Once you call or e-mail us a request to reserve a date, we'll email a contract to you. The signed contract and a $300 deposit (which is credited to your rental balance) are due within 5 days to secure your reservation. Half of your balance is due 60 days (120 days on rentals of 2 weeks or more) prior check-in and the other half is due 30 days (60 days on rentals of 2 weeks or more) prior to check-in. The due dates and totals will all be on the Rental Contract that we email you once you confirm your dates! In the case of last-minute rentals, all fees will be due upon signing the contract.

  • How Do We Check In?

    No need to worry about keys or when you arrive at the Cape! We have a lockbox on all of our Vacation Rentals, so you don't have to worry about picking up a key from any other location or be concerned if you need to arrive after business hours. Just prior to your check-in date, we will e-mail you directions from Port St. Joe, Apalachicola or Tallahassee to Cape San Blas, Florida, and your particular vacation home, as well as codes for the Barrier Dunes gate and the lockbox code for your vacation rental.

  • What If I Have Questions?

    If you have questions about Cape San Blas, Florida, what there is to do, what restaurants and services are available, where to rent a boat or other amenities, we are always delighted to answer them for you or direct you to sources for more information! We know your vacation is important to you, and our goal is for your time spent at the beach and the Cape to be relaxing, comfortable and great fun for everyone in your party. We are here for you and will do everything we can to provide you with the perfect vacation setting! All you have to do is add are your family or group!

  • Can We Rent More than One Unit?

    If you need more than one property, we have several different properties for family reunions or large groups who wish to vacation at the same time!

Miscellaneous Contract Information:

Check-in time is 4 pm EST and check-out time is 10 am EST.

We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent for the duration of the contract. Any violation of this policy will result in loss of all monies paid, including the damage deposit, and termination of your rental agreement. You will be required to vacate the property immediately. For family reunions, weddings and other large parties, social gatherings should be restricted to the clubhouse or the beach. Use of an individual vacation rental for such gatherings is strictly prohibited and is a violation of your rental agreement.

Cancellations:

Once we receive your deposit, we block all other prospective renters from renting our Vacation Properties on Cape San Blas for the dates you have reserved.

If the reservation is canceled, the $300 reservation fee is NOT refundable! Cancellations made between 30 and 60 days (60 and 120 days for rentals of 2 weeks or more) of check-in will forfeit one-half of the rental payment in addition to the deposit.  Cancellation within 30 (60 days for rentals of 2 weeks or more) days will forfeit the entire rental payment and the deposit.

 

EXCEPTION: Once you notify us in writing that you are canceling your reserved dates, every effort will be made to re-rent the unit. If the unit is re-rented for the same time period and the same rent amount, the full rent, less a $100 administrative fee, will be refunded. If the unit is re-rented for a lesser amount, the difference between the two rental amounts and less a $100 administrative fee will be the refunded amount. The minimum cancellation fee is the $300 deposit and a $100 administrative fee.  All cancellations must be in writing. We will make every effort to re-rent our vacation homes in the event of cancellations. The more notice you give of a cancellation, the more time we have to work on rebooking the unit and maximize the refund to you!

 

Should We Buy Trip Insurance?

If you are interested in Trip Insurance, we are able to book your CSA travel insurance for you.  Please email for additional information.

 

No Smoking, Please

There is no smoking inside any of our properties! Smoking is only permitted on one of the porches with all the sliding doors and windows closed. Smoking inside will result in the loss of your entire deposit! Additionally, please pick up any cigarette butts from outside the unit if you do smoke.

 

Can We Bring Our Dog?

We welcome your well-behaved Dog(s)! The Cape San Blas, FL beaches and Gulf County Beaches are Pet Friendly, without "time of day" restrictions.  Your dog is welcome on the beach anytime you choose to take them with you! Our pet-friendly properties are all equipped to make your dog's vacation as enjoyable as yours! We provide pet dishes, pet towels, pet sheets and many of our units have dog gates on the main decks. Assumption of Risks:

There are risks inherent in and associated with the use of any property, including the rental property, which may include risks of injury to person or property, or death. Certain risks may be more likely to occur in beachfront communities, such as where the rental property is located. Please call us immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Risks which may be inherent to the rental property and the location in which it is located may include, without limitation: wet or slippery conditions both inside and out; water hazards, rough surf or undertow; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or "freshening" products; allergic or other reaction to man made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical device; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas and other similar appliances. Pregnant females (or women who suspect they may be pregnant) may be subject to particular risks and should consult a physician before using a hot tub or spa. Alcohol and other state-altering substances should not be used in or around a pool, hot tub, bath tub or sauna. Guests assume these risks, whether enumerated or not, known or unknown, on their own behalf and on behalf of any person under any legal incapacity for whom they may be responsible.

Limitation of Liability:

The rental agent's liability shall in no event exceed the amount of the rental payment received regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. The owner's liability shall in no event exceed the lesser of the rental payment received or the liability insurance then in place regardless of the kind or extent of injury, cause thereof, claim or legal theory advanced. Renter agrees to the foregoing and waives all right to claim damages in excess of the foregoing amounts, and agrees to be limited for all purposes to such amounts.
